What a photorealistic rendering actually is
A 3D rendering is a computer generated image of your project built from the architectural plans. Not a sketch, not a floor plan with color. Done right, a rendering is indistinguishable from a photograph: real lighting, real materials, real landscaping, your actual elevations and finishes, set on your actual site.
Modern renderings can show the full development from the street, aerial views of the entire site, individual building exteriors from any angle, and fully furnished interiors, all before a foundation is poured.
Why builders use them
Pre-sales start the day the renderings land. A listing for a home that doesn't exist yet has nothing to show without them. With them, your agent can list units, run ads, post on social and hand buyers something that looks finished. Deposits come in during construction instead of after it.
Buyers commit to what they can see. A buyer deciding between your unbuilt townhome and a finished resale is comparing pictures. Renderings put your project in that comparison instead of leaving it out.

What a rendering package looks like
For a typical multi-unit project, a complete package covers a hero street view of the development, front and angled exteriors of each building style, an aerial of the full site, rear views showing decks and yards, and furnished interiors of the main living spaces. Add a 30 to 60 second animated video and you have a complete pre-sale marketing kit: aerials, a drive down the new road, interiors, the whole project moving on screen.
Every image should be delivered in print resolution for signage, web resolution for listings, and social crops for ads, so the same package works everywhere you market.
What it costs, honestly
Rendering pricing in the market is all over the place. Big architectural visualization firms charge $1,000 to $3,000 per image, which is built for skyscrapers and corporate budgets, not an 8 unit development in the Lakes Region. On the other end, cheap render mills produce the flat, video game looking images that make buyers trust the project less, not more.
The middle is where residential developers should be: photorealistic quality at a package price, typically a few thousand dollars for a complete set of images covering the whole development. Against the value of even one pre-sold unit, it is one of the smallest line items in your project budget and one of the only ones that directly produces buyers.
